What does construction monitoring involve?
In-person visits to your property's construction site, a report with photos and video after each visit, and a comparison between actual progress and the schedule the developer promised you. It is carried out by the Nextsun team in the eastern Dominican Republic, under the direct supervision of Emilio Domínguez.
How we work, on video
Who is it for?
- For people who bought off-plan and live outside the Dominican Republic.
- For people who bought through any agency or directly from the developer.

Where do we work?
Eastern Dominican Republic: Punta Cana, Bávaro, Cap Cana, La Romana and Bayahíbe. Other areas, such as Samaná or Las Terrenas, on request.
What it is and what it isn't
It is observational monitoring: we tell you what can be seen on site and compare it with what you were promised. It is not a technical inspection signed by a licensed engineer or architect, it does not replace the builder's technical or legal supervision, and it takes no responsibility for delays, hidden defects or developer breaches.
Site access is arranged by you with your developer according to your contract; we help you request it. If your property belongs to a project Nextsun markets, we tell you before you sign up.

Frequently asked questions
What is construction monitoring for foreign buyers?
It is a service of in-person visits to the construction site of an off-plan property bought in the Dominican Republic, with photo and video reports for buyers who live abroad. It lets you know how construction is progressing without relying only on what the developer tells you.
Who carries out the visits?
The Nextsun team in the Dominican Republic, based in Punta Cana and under the direct supervision of its founder, Emilio Domínguez Hermosín. Every report is reviewed before it is sent to the client.
Can I hire it if I bought through another agency?
Yes. The service is designed mainly for buyers who bought through any agency or directly from the developer. If your property belongs to a project Nextsun markets, we tell you before you sign up.
What if I bought through Nextsun?
Then monitoring is already part of the purchase service: we don't forget about you after the sale.
How is site access arranged?
You arrange access with your developer, according to your purchase contract. We help you request it. If the developer does not allow access, monitoring is done from outside the site and with the documentation the developer provides you.
How much does it cost?
It depends on location, construction stage and visit frequency. We send you a fixed quote after receiving your request.
When and how do I pay?
In advance. The Essential plan is paid per quarter or per year; the Continuous plan, per month or per quarter; in the Payment milestones plan, each visit is paid when it is booked, or with a prepaid pack covering every visit in your payment plan. You can pay in euros, US dollars or Dominican pesos. Invoices are issued by Sunvera Investments Group Edhe SRL, Nextsun's Dominican company.
What if the developer delays a milestone or I cancel?
If the developer delays a milestone, the visit is rescheduled, not lost. If you cancel before we carry out a visit you have paid for, we refund that visit; work already delivered is not refunded.
How soon do I get the report and what does it include?
Within 48 hours of each visit. It includes at least 10 photos, 1 video and a comparison of actual progress against the schedule the developer promised you. Any delay or change we find is highlighted at the top of the report. The first report always includes a diagnosis of the actual state of the site.
Is it a technical inspection or a certification?
No. It is observational monitoring: it reports what can be seen on site and compares it with what was promised. It does not replace the builder's technical or legal supervision, nor an inspection signed by a licensed engineer or architect, and it takes no responsibility for delays, hidden defects or developer breaches.
